There is no fixed schedule. Kitchen lines that see a lot of grease and older main lines with root intrusion tend to need attention more often. If a drain has backed up more than once in a year, it is usually worth looking at why rather than just clearing it again.

If the tank itself is leaking, replacement is normally the answer. If the problem is a thermostat, element, thermocouple or valve, a repair often makes more sense. We diagnose the failure first and tell you what we find before recommending either.

Pour a bucket of water into the pit and watch whether the pump kicks on, moves the water out and shuts off cleanly. If it hums without pumping, cycles constantly, or the pit stays full, it needs attention before the next heavy rain.

When several fixtures slow down at once, the main sewer line is the usual suspect rather than any single drain. Water at a basement floor drain is another common sign. That is a call worth making sooner rather than later.

A water bill that jumped without a change in use, damp or discolored drywall, a musty smell in one area, or the sound of running water with everything off are all worth checking. Leak detection narrows the location before anyone opens a wall.
